Nacharam near Habsiguda,  the promising residential area near Industrial/Research Center.  some of  the Prominent Industries are The Economic Times/THE Hindu/GVK Bio/Genpact/Kingfisher/Uppal IT/ITES(SEZ) and IICT/CCMB/Survey of India research centers. The new pocharam Infosys campus is just 18 km away from here.

Not much developed gated communities are there in this area will defiantly make Raheja Vistas a Living paradise in future.

The major concern is the project location is exactly in the middle of  the Industrial area, It may take 5-10 years for the Industries to move away from here, as Govt. of A.P is talking to the industrial association regarding relocation of the Pollutant Industries.

This area is becoming slowly Residential and Non polluting industrial center.

The First tower finished and ready to occupy can give the quality details of the construction at very affordable price. The park/ open-theater are nearly ready.

The commercial space coming up in same project would defiantly appreciate the future prices of units faster than anticipated.

The distance from Habsiguda x road 3.5 km is the most crucial factor in success of this project.

The price @Rs 2400 persft will defiantly tempt anyone who visits the project personally.

For the Vastu conscious buyers, SE kitchen/SW Master Bedroom/NE open will defiantly make them happy.

A mare simple Rs 1,00000 for car parking is attractive, as even small builder charges above 1.5 lac in this area.

Rental value would be difficult for initial 3-4 years.

Resale appreciation after 10 years would be the best in class with brand Raheja and proximity to Habsiguda.

One can compare Habsiguda with Hebaal of Bangalore. both being near to Industrial/ Research centers and International Airport.

The last and most important point is the Metro station a Habsiguda ,MMTS at sitafalmandi, Kachiguda/Secunderabad Railway Stations.

This is just my views on the project, I recommend every one to do a lot of research before buying a home.

Gopanpally near Gachibowli One of the promising residential area for IT/ITES/Financial sector Employees. we can compare it with the Whitefield/Marthalli/Varthur area of Bangalore.
Its just behind the HCU area, take around 20 minutes to reach Gachibowli @40-50 SPEED.
Once the Railway bridge finishes near Lingampally Station it even becomes easy to reach ChandaNagar.
The Manjeera is one among the reputed builders from Hyderabad and member of CREDAI.
The construction quality found to be excellent. The kitchen/Balcony sizes are better than other projects of similar floor sizes.
Complete car parking Entry/Exit will underground so on ground floor there wont be any disturbance.
The first three towers completed are let out for service apartments for TCS Trainees, where 5 trainees would be sharing one 3 Bedroom flat.
For people who wont like to use own vehicles to commute to office can take the facility of Manjeera transit Service to Gachibowli or Lingampally.
If you are afraid of recession effect on price fall.Manjeera provides you a price protection any fall in price can be corrected and will paid back to the buyer.
If you want to take immediate possession of flats and bank release the full funds to the Manjeera, but as some work is still under progress and you didn’t occupy the flat, in such case Manjeera will deposit the interest component of your EMI into your bank. So any unfortunate delay mayn’t cost to you much.
If you are a true believer that people would prefer gated communities more than just apartments,I would advice to look at this project as good investment on returns.
1. rental (In 2 years it can yield good rentals)
Rs 6-8@sft now can reach easily Rs 10-15
2. resale (Holding more than 5 years can give good returns)
with current price @ 2600
holding less than 5 years don’t make any sense if you have taken home loan,as your tax exemptions will become invalid.
3. self occupancy (if both wife and husband work in this proximity area)

These are just my findings on this project, I think one needs do a lot of research before buying a Home.

National shame

as we near celebrating the 63rd Republic day. a matter of concern with recent statements from the most prominent persons creating a doubt in common man.

1. PM : malnutrition a National shame,that 42 per cent of Indian children are malnourished.
2. Supreme Court : shame that despite the Right to Education, thousands of children, and particularly girls, are dropping out of school because there are no toilets.
3. Union Minister for Rural Development : shame, calling the absence of sanitation “the biggest blot on the human development portfolio in India.”

just dial did it!

Yes, i was looking for packaging material for our coffee powder, i tried meeting some of the big packing companies in Hyderabad. problem in finalizing the packing material the order size, the minimum quantity required is around 150 kg, taking each pack 10 gm around, the No of packs would be 10*100*150= 150000. My requirement is just around 10,000 only. So i tried with just dial. I called one company, the movement i said coffee he said , Oh u require a laminated sorry we wont make it but i can guide to a company who can do it and he given his number and told me to give his reference. I immediately called up him, in 1 hour i was in his factory. he listened to me patiently and called someone and refered me to approach him . I just wanted to give the use case of justdial in real business.

Tomatina festival

The difference between India and Bharath


The Friendship day`s event tomatino festival in Hyderabad, was big blunder, the organisers didnt bothered to understand its effects on the market. This kind festival should be conducted only when harvest is in surplus. for sake of some stupid greedy idiots, every one will pay more for tomatoes.
The organisers were in hurry to conduct the festival to make quick bucks, they could have waited for market conditions to favour.
