Nacharam near Habsiguda, the promising residential area near Industrial/Research Center. some of the Prominent Industries are The Economic Times/THE Hindu/GVK Bio/Genpact/Kingfisher/Uppal IT/ITES(SEZ) and IICT/CCMB/Survey of India research centers. The new pocharam Infosys campus is just 18 km away from here.
Not much developed gated communities are there in this area will defiantly make Raheja Vistas a Living paradise in future.
The major concern is the project location is exactly in the middle of the Industrial area, It may take 5-10 years for the Industries to move away from here, as Govt. of A.P is talking to the industrial association regarding relocation of the Pollutant Industries.
This area is becoming slowly Residential and Non polluting industrial center.
The First tower finished and ready to occupy can give the quality details of the construction at very affordable price. The park/ open-theater are nearly ready.
The commercial space coming up in same project would defiantly appreciate the future prices of units faster than anticipated.
The distance from Habsiguda x road 3.5 km is the most crucial factor in success of this project.
The price @Rs 2400 persft will defiantly tempt anyone who visits the project personally.
For the Vastu conscious buyers, SE kitchen/SW Master Bedroom/NE open will defiantly make them happy.
A mare simple Rs 1,00000 for car parking is attractive, as even small builder charges above 1.5 lac in this area.
Rental value would be difficult for initial 3-4 years.
Resale appreciation after 10 years would be the best in class with brand Raheja and proximity to Habsiguda.
One can compare Habsiguda with Hebaal of Bangalore. both being near to Industrial/ Research centers and International Airport.
The last and most important point is the Metro station a Habsiguda ,MMTS at sitafalmandi, Kachiguda/Secunderabad Railway Stations.
This is just my views on the project, I recommend every one to do a lot of research before buying a home.
